Inventory in Cumberland County tightened in February 2026, with 539 homes for sale, down about 16 percent from the prior month but still slightly higher than a year ago. Contract activity softened, as 264 pending sales represented almost 30 percent fewer deals than last year, and new listings fell sharply to 200, cutting fresh options for buyers roughly in half year over year.
With fewer homes coming on the market and slower contract flow, properties are taking longer to sell, sitting a median of 44 days, which is more than a third higher than last year. Even so, a seller’s market backdrop persists, reflected in a low 2.6 months of supply and about 28 percent of sales closing above the list price, while roughly 15 percent of sellers resorted to price drops.
Prices are adjusting in response to these crosscurrents, as the typical home value eased to about $501,000 in February, down nearly 7 percent from the prior month and about 6 percent from a year ago, though still well above the Maine average of $372,300. List prices are edging up instead of down, with the median list price near $549,450, rising almost 3 percent month over month and projected to move to about $556,675 next month.
