Summerfield currently leans toward sellers, but conditions are less intense than in recent years. Months of supply has climbed to 4.4 in this rolling three-month view, up sharply from about 1.2 a year ago. Homes are also taking longer to move, with the median days on market rising to 69 days compared with roughly a month last September.
Prices have softened year over year, with the typical home value down about 10 percent and the median list price falling by a similar amount. Even with that cooling, sellers are still receiving close to asking price, as the average sale-to-list ratio sits just under 98 percent in the latest data.
More homes are available than a year ago, with active listings up nearly 30 percent, yet sales volume has slipped slightly, and fewer properties are seeing bidding wars. Only about 21 percent of recent sales closed above list price, down from more than 60 percent in some prior periods.
