Upper Marlboro’s rolling three-month data through April 2026 shows prices moving higher than a year ago while activity shifts. The typical home value is up about 14 percent year over year, and the median list price has climbed at a similar pace. At the same time, homes sold in this window are down sharply compared with last year, pointing to fewer closed transactions even as values rise.

In the latest period, buyers are seeing more options, with active listings up roughly 51 percent from a year earlier and new listings higher by about 41 percent. However, the market is taking longer to clear, as median days on market have jumped to about two months, a steep increase from last year, and months of supply has expanded to around five and a half months, up dramatically from prior levels.

Even with that added supply, pricing is holding fairly steady relative to asking prices: the average sale-to-list ratio is just over 100 percent, and only about 11 percent of homes are selling above list, down from last year. Over half of homes are still going off the market within two weeks, suggesting well-priced properties can attract quick interest despite the longer median timelines.
