Upper Marlboro’s rolling three-month data through May 2026 shows home values moving notably higher than a year ago. The typical home value is up about 23 percent year over year, while median list prices have risen around 14 percent. At the same time, the share of homes selling above asking price has dropped sharply compared with last year, signaling less frequent bidding wars.

Conditions in the latest period point to more balance between buyers and sellers. Months of supply has climbed to about 4.1, more than tripling from a year earlier, and homes are taking much longer to sell, with median days on market jumping to around 60 days. Inventory has increased as active listings are up roughly 23 percent year over year, even though the number of homes sold has fallen by about one‑third over the same timeframe.

Demand is still present but appears more selective, with only about 9 percent of recent sales closing above list and the average sale-to-list price ratio hovering near 100 percent. New listings are up more than 47 percent year over year, and pending sales have dipped more than 20 percent, suggesting buyers have more options and time to decide.
