Concord’s rolling three-month snapshot through May 2026 shows a brisk flow of homes coming on and off the market. There were 94 new listings and 71 homes sold, with 78 going under contract, but new listings and pending sales are down more than 30% year over year. Active inventory sits at 146 homes, about 14% lower than a year ago, and months of supply has tightened sharply to 2.7, down nearly 39% year over year.

Pricing has climbed as this leaner inventory meets steady demand. The typical home value over the last three months stands around $1.69 million, up about 11% from a year ago, while the median list price has risen nearly 18% year over year. Homes are taking longer to sell than last spring, with median days on market up more than 50% to 19 days, yet more than half of listings still go off the market within two weeks.

Competition is still noticeable, as about 41% of recent sales closed above list price, and the average sale-to-list ratio is just over 101%. Even with that upward pressure, these figures are slightly softer than a year ago, hinting at a bit more negotiating room for well-prepared buyers.
