Woburn’s rolling three-month figures show prices easing compared with a year ago while still holding at relatively high levels. The typical home value is down about 2 percent year over year, and the median list price is roughly 3 percent lower. Homes are taking far longer to sell than a year ago, with median days on market up dramatically on a percentage basis, signaling a slower pace.

At the same time, current activity points to a market that still leans toward sellers. Months of supply has climbed to 2.6, more than 50 percent higher than a year earlier, yet it still indicates limited inventory rather than an oversupplied environment. The share of homes selling above list price has fallen to about 29 percent, a sizable drop from last year, and the average sale-to-list ratio has slipped slightly to just over 100 percent, suggesting fewer bidding wars and more room for negotiation.

Looking at the latest rolling period ending in April 2026, there were 121 active listings, 91 new listings, and 57 homes sold, reflecting somewhat softer demand than last year’s pace. Pending sales are down nearly 8 percent year over year, which, combined with longer market times, gives buyers more options and time to decide. Even so, Woburn is still categorized as a seller’s market, so well-priced homes can move quickly.
