Year-over-year, Billerica’s rolling three-month data shows mixed price trends alongside shifting pace. The typical home value is down a bit from last year, slipping about 4 percent, even as the median list price is roughly flat. Homes are taking much longer to sell than a year ago, with median days on market up sharply over that period.

In the latest rolling three months through May 2026, buyer interest and inventory both appear stronger. Active listings are up more than 11 percent from a year earlier, and new listings have risen nearly 12 percent, giving shoppers more choices than last spring. The share of homes selling above list price has edged higher year over year to nearly two thirds of all sales, and the average sale-to-list ratio is holding just above 103 percent. At the same time, the number of homes sold is down more than 16 percent year over year, suggesting some buyers may be pausing or facing affordability limits.
