Year over year, Dukes County’s typical home value has moved lower, down roughly 16 percent, while the median list price has risen about 11 percent. Inventory has expanded sharply, with active listings up about 54 percent compared with last August. Even with more choices, homes are changing hands slightly less often, as closed sales have dipped a bit from a year ago.
In the latest monthly snapshot for August 2026, the typical home value is about $1.58 million and the median list price is around $2.22 million. Homes are selling more quickly than a year ago, with the median days on market falling to 33 days, nearly half the time it took last August.
Conditions strongly favor buyers right now, with months of supply at 13.4 compared with just 2.7 months statewide in Massachusetts and no recent sales closing above list price. At the same time, the average sale-to-list ratio of about 96 percent shows sellers are still achieving prices close to asking, even as they navigate a slower, high-inventory environment.
