Year-over-year, Dukes County has seen a sharp jump in prices, with the typical home value up more than 75 percent in May 2026. Listing prices are also higher than a year ago, rising nearly 27 percent. Activity has picked up as well, with homes sold more than tripling compared to last May.

Looking at the latest month, the typical home value reached about $2.1 million, while the median list price climbed to roughly $3.0 million. Sales volume remains modest at 11 closings in May, but that is a steep increase from just 3 sales in April, and pending sales are up more than 30 percent month over month.

Inventory has expanded significantly, with active listings up about 74 percent year over year to 96 homes and months of supply at 8.3, well above the Massachusetts average of 2.5 months. Homes are taking longer to sell than in April, sitting a median of 45 days on the market, and the average sale-to-list price ratio has slipped to about 94 percent, with only about 10 percent of sales closing above asking.
