Inventory in Barnstable County expanded in April, with active listings jumping more than 30 percent from March even as levels were slightly below last year. New listings also surged over 50 percent month over month and more than 10 percent year over year, while pending sales climbed over 40 percent from March and more than 20 percent compared with a year earlier.

Price trends show a market adjusting to this changing flow of homes and contracts. The typical home value was essentially flat month over month but down slightly year over year, while the median list price dipped just under 1 percent from March yet stayed more than 6 percent above last year.

Conditions on the ground reflect a still seller-leaning market, with 3.8 months of supply compared with 2.8 months across Massachusetts and an average sale-to-list ratio a bit above 97 percent. Although only about 15 percent of homes sold above list and the share has eased from last year, over half of listings still go off the market within two weeks, so both buyers and sellers can benefit from an Agent Pronto–recommended agent to navigate timing, pricing, and negotiations effectively.
