Sterling currently leans toward sellers, with the market gauge pointing to a seller’s market. Months of supply sit at 2.8 in this rolling three-month view, indicating limited inventory relative to demand. Buyers are seeing more options than a few months ago, but conditions still favor well-priced listings.

Home values show some softening compared with a year ago, as the typical home value is down about 6 percent year over year and median list prices are lower by around 5 percent. Even with that pullback, homes are moving more quickly, with the median days on market dropping to about 20 days and significantly faster than this time last year.
