Inventory in Marlborough is expanding in this rolling three-month view, with active listings up more than 10 percent year over year and months of supply climbing to about three and a half months. At the same time, buyer activity is steady rather than surging, as homes sold are only slightly higher than a year ago while pending sales and new listings have each grown by around 6 to 7 percent.

Pricing is easing in response to this additional supply, with typical home values down roughly 7 percent year over year and median list prices falling by a similar margin. Negotiation power has shifted somewhat, as the average sale-to-list ratio has slipped a few points compared with last year and the share of homes selling above list price has dropped by about a quarter.

Days on market tell a story of a slower pace, now around the mid-20s and up sharply from a year ago even though many homes still go under contract within a few weeks.
