Year-over-year, Downtown Worcester’s rolling three-month home values have moved lower while listing prices have edged higher, pointing to a gap between what sellers ask and what buyers are paying. The typical home value is down sharply from a year ago, even as the median list price has risen by around ten percent.

Activity patterns also look very different from last year, with supply building and closed sales easing. Active listings are up well over 100 percent and new listings have more than tripled, yet homes sold are down by nearly half and pending sales are also lower than a year ago.

At the same time, homes are taking much longer to sell, with median days on market soaring compared with last year and months of supply jumping to roughly 20 months, far above the broader city of Worcester’s 2.9 months and neutral overall market reading.
