East Worcester’s rolling three-month snapshot shows a noticeable increase in homes coming to market. Active listings are up more than 50% year over year to 183, and new listings have climbed nearly 38%. Pending sales are also higher than a year ago, indicating that buyers are still putting properties under contract even as choices expand.

Pricing has been inching upward, but not dramatically. The typical home value is up about 3% year over year and now sits just above the broader Worcester city median. At the same time, the share of homes selling above list has eased to about 43%, down from higher levels last year, and the average sale-to-list ratio is holding close to 100%, suggesting sellers are achieving prices near their asking levels.

Conditions are gradually shifting toward a more balanced environment. Months of supply has risen to 3.8 from around 1.3 a year ago, and homes are taking longer to sell, with median days on market increasing compared with last spring even though more than half still go under contract within two weeks. While East Worcester remains categorized as a seller’s market, the combination of more inventory and steadier pricing is giving buyers more room to navigate.
