For comparison, city-level data pegged home values at $447,500 in Worcester for the most recent reporting period. That number is expected to float around $448,750 in May.

University Park had 14 new listings and 8 listings that went under contract in April, increasing the area’s total available inventory to 8—up 300.0% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in University Park fell 26.72% from March to April, bringing the current median listing price to $484,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
