South Worcester is seeing more homes come to market in this rolling three-month view, with active listings up slightly from a year ago and months of supply rising about 48 percent to 2.4. New listings are up more than 19 percent year over year, giving buyers more options than they had last spring. Even with that added inventory, homes are still moving, with a median of 22 days on market and nearly two thirds going off the market in two weeks.

Prices are edging higher but not surging. The typical home value is a little over $439,000, up about 2 percent from a year earlier, while the median list price has climbed more than 16 percent year over year, suggesting sellers are testing higher asking prices. The average sale-to-list ratio is just above 100 percent, and about 44 percent of homes are selling above list, indicating buyers still stretch for well-priced properties even as conditions ease somewhat.

Sales volume has cooled compared with last year, with homes sold down nearly 30 percent year over year, even as pending sales are only slightly lower. Compared with Worcester overall, South Worcester’s prices sit a bit below the citywide median, and inventory is somewhat tighter, reinforcing its seller’s market label.
