Sherwood’s rolling three-month data through May 2026 points to a market undergoing noticeable change, with typical home values up more than 10% from the prior period while median list prices jumped by over 50%. At the same time, active listings fell about 15% month over month, and homes are spending slightly less time on the market, with median days on market dropping from 85 to 71 days.

Viewed over the past year, the picture looks different. Typical home values are down roughly 14% year over year even as the median list price has surged more than 70%, hinting at a gap between seller expectations and recent sale prices. Sales activity has cooled, with homes sold declining nearly two-thirds compared with a year ago and new listings down by about one-third.

Inventory has expanded sharply in this rolling three-month view, as months of supply climbed to 11.7, far above Detroit’s broader level of 7 months and up dramatically from late 2024 in Sherwood. Homes are also taking much longer to sell than a year ago, with median days on market up significantly from the low levels seen in 2024, and no recent sales closing above list price despite an average sale-to-list ratio near 98%.
