Mapleridge’s rolling three-month snapshot through September 2026 shows noticeable month-over-month shifts in both prices and activity. Typical home values dipped nearly 12 percent compared with the prior three-month period, even as the median list price climbed about 7 percent, suggesting sellers are still aiming higher while closed sale prices soften.
Inventory and pace are also changing. Active listings increased more than 12 percent from the previous period, and new listings jumped by roughly 68 percent, giving buyers many more options. At the same time, median days on market stretched to about 90 days, up sharply month over month, and pending sales declined, pointing to slower deal-making.
