Inventory and contract activity in MorningSide are shifting in notable ways in this rolling three-month view through April 2026. Active listings are up slightly year over year, while new listings have grown a bit faster, giving buyers more options to consider. Even with that added supply, pending sales have dipped compared with last year, and closed sales are down more sharply, signaling softer overall transaction volume.

Pricing has been comparatively steady in the face of those changes.
