Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).
Inventory in Kalkaska County has expanded meaningfully, with active listings up nearly 50 percent from a year ago and 36 percent just since March. New listings are also surging, more than doubling month over month and running over 50 percent higher than last year, which is giving buyers more options to consider.
Contract activity is picking up alongside this new supply, as homes sold are more than four times higher than a year ago and pending sales are up about 65 percent year over year. Even with this stronger flow of deals, the market gauge still points to a seller’s market, and months of supply has tightened since March to about four and a half months, though it remains higher than the Michigan average.
Pricing has been adjusting to these shifting conditions, with the typical home value down a little over 10 percent year over year and the median list price also off by roughly the same share from last April. Properties are taking longer to sell than a year ago, with median days on market up sharply over that period even as they have inched down compared with March, and only about 14 percent of homes are closing above list with an average sale-to-list ratio just under 98 percent. Buyers and sellers who want to navigate these evolving dynamics can turn to Agent Pronto to connect with a local real estate agent who understands this market.

“Hi,it was a great experience working with Jodi. She is very professional realtor. She makes sure that you understand every situation, and process that you face . When it came time to look for houses Jodi got right on it . We started out looking for houses on the East side of the city, and made sure what tipe of house and location where you want to live . It was not an easy task, but after looking at twelve houses it took a lot of energy . We stayed on the look until we got finished. After looking on the East side we started looking on the west side . We looked at nine more houses on the west side. Out of the nine houses on the west side it was one house that caught my eyes. I did fine three houses on the east side, but nether house did not have a driveway. The house that caught me eyes on the west side did have a driveway. When I walked in that house on Sorrento it was everything I was looking for. I told Jodi we did not have to look no further. I put in a bid,and went for it and was.”

Since he has construction experience, I felt completely comfortable with him guiding me in what to ignore and what to pay close attention to when reviewing home inspections. He's honest, reliable and truly cares about his clients. I can't be more thankful for crossing paths with Jeremy, and I highly recommend him to anyone who might be selling or purchasing a home in the future.”
“Natasha was absolutely wonderful to work with! She answered all of our questions quickly and was incredibly knowledgeable throughout the entire process. She was easy to talk to, always available when we needed her, and truly made the experience of buying our first home far less intimidating. Because we were across the country for much of the process, Natasha went above and beyond by attending many open houses on our behalf, something we appreciated so much. She was flexible, supportive, and made what could have been a stressful process feel smooth and manageable. Thank you for everything, Natasha! We loved getting to know you and will definitely call you when it’s time to sell. ☺️”
