Wexford County is seeing more homes come on the market, with active listings up to 208 in May and new listings rising more than 40 percent from the prior month. At the same time, buyers are engaging quickly, as pending sales jumped over 30 percent month over month and are up more than 60 percent compared with a year ago.

Home values and asking prices are moving, but not dramatically, in response to this activity. The typical home value sits around $247,000, with the median list price nearly identical and both down slightly year over year despite a modest month-to-month uptick.

Days on market and supply figures highlight a market that still leans toward sellers but is providing more options than before. Homes now sit a median of 37 days before selling and months of supply has climbed to 3.5, higher than the statewide figure of 2.9 months even though Wexford County is still categorized as a seller’s market.
