Inventory in Wexford County sat at 95 homes in February 2026, with 32 new listings entering the market and 33 going under contract. With 5.3 months of supply and pending sales down 15.38% year over year, conditions lean toward sellers but with signs of slower buyer activity.
Pricing is shifting as typical home values were around $215,000, up 19.44% from last year but down 21.82% from the prior month. At the same time, median list prices jumped 29.21% month over month to about $232,450, showing that sellers are still testing higher asking prices even as overall values adjust.
Homes spent a median of 56 days on the market, about 8.2% faster than the previous month and 15.15% faster than a year ago, while roughly 9.47% of listings saw a price cut and about 22% of homes sold above asking with an average sale-to-list ratio of 0.98.
