The typical home value is up compared with last year, rising about 8 percent, while the median list price has moved down roughly 12 percent. At the same time, active listings have fallen about 14 percent from a year ago, even as homes sold and pending sales have both increased.

In the most recent monthly data, buyers are seeing more options, with active listings up about 11 percent from May to 73 properties. Sales activity has picked up sharply, as homes sold jumped more than 120 percent month over month and new listings rose over 70 percent, while pending sales also moved higher.

Homes are taking about 35 days to go under contract on a typical listing, and roughly 44 percent are off the market within two weeks, indicating that well-priced properties still move quickly. The average sale-to-list price ratio sits just above 96 percent, and only about 5 percent of homes are closing above the asking price, signaling more room for negotiation than earlier in the year.
