Year over year, Bates County has seen a sharp rise in home values, with the typical home value up more than 60 percent. Active listings have fallen over 20 percent from a year ago, while homes sold and new listings are each down about the same amount. Compared with Missouri overall, Bates County’s typical sale price in May was slightly below the state median of around $294,000.

In the latest monthly snapshot for May 2026, the median sale price reached about $289,000, and the median list price jumped nearly 20 percent from April. Inventory tightened to 65 active listings and about five months of supply, while pending sales surged more than 70 percent month over month, signaling more buyers moving toward closing.

Homes are spending a median of 34 days on the market, much faster than a year ago even though it is longer than just a few months back. Only about 11 percent of homes sold above list in May, and the share of off-market-in-two-weeks properties sits near 22 percent, showing that not every home moves instantly. With a seller’s market reading and an average sale-to-list ratio just under 100 percent, pricing strategy and negotiation matter on both sides of the table.
