For comparison, county-level data pegged home values at $235,000 in Phelps County for the most recent reporting period. That number is expected to float around $246,000 in November.
St. James had 3 new listings and 7 listings that went under contract in October, decreasing the area’s total available inventory to 22—down 8.33% from the previous month. Inventory is projected to have further decreased in November.
Of those 22 active listings, 18.18% reduced their price in the month of October. The median listing price for homes in St. James fell 29.06% from September to October, bringing the current median listing price to $164,900. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
