February’s finalized data reported the typical value of a home in the city to be $859,950—up 59.55% over the previous 12 months. For comparison, county-level data pegged home values at $557,350 in Missoula County for the most recent reporting period. That number is expected to float around $572,300 in March.

Lolo had 4 new listings and 3 listings that went under contract in February, increasing the area’s total available inventory to 12—up 9.09% from the previous month. Inventory is projected to have further increased in March.

Of those 12 active listings, 8.33% reduced their price in the month of February. The median listing price for homes in Lolo fell 2.0% from January to February, bringing the current median listing price to $587,000. Based on projected data for March, listing prices may continue to fall.
