New listings have fallen even faster, dropping more than 40% year over year to 482 in February 2026. With fewer homes being listed and 539 properties going under contract, buyers are facing a leaner selection even as activity cools.
Pricing is adjusting to these conditions, with the typical home value around $700,000, down 6.35% from last year and projected to ease to about $683,250 next month. Sellers are still in a relatively strong spot, reflected in a seller’s market gauge of 31 and an average sale-to-list ratio just above 1.00, meaning many homes are still selling close to or slightly over asking.
Listing strategies are shifting as well, with the median list price at $749,000 in February and expected to dip toward $726,000, while about 6% of listings saw a price cut. Homes are taking longer to sell, with median days on market rising to 95, up more than 28% year over year, even though nearly 46% of sales are closing above the list price.
