Inventory in Bergen County has been building, giving buyers a bit more to choose from. Active listings rose more than 11 percent from April to May and are up over 5 percent compared with last year, reaching 3,522 homes. Pending sales also increased month over month, suggesting that many of these new options are quickly moving into contract.

Home prices are edging higher but not surging. The typical home value in May was about $788,000, up nearly 5 percent from a year earlier, while the median list price is also about 5 percent higher than last year even after a small dip since April. Compared with the state overall, where the median sale price is around $563,000, Bergen County is operating at a significantly higher price point.

Conditions on the ground still favor sellers, but with some signs of normalization. Months of supply climbed to 5.2, almost double last year’s level, yet homes that do sell are moving in a median of 63 days and roughly 60 percent are closing above their list price with an average sale-to-list ratio above 104 percent.
