Year over year, Chester’s rolling three-month numbers show sizable shifts in pricing and pace. The typical home value measure is down sharply from last year, while the share of homes selling above list has fallen over 30 percent, signaling less intense bidding than before.

In the latest rolling three-month period through May 2026, the median list price is up modestly from a year ago, and new listings have edged slightly higher as well. At the same time, active listings are up over 20 percent year over year and months of supply has more than doubled to 4.3, giving buyers more options than they had previously.

Looking at how quickly homes move, median days on market have increased dramatically compared with last year, pointing to a slower pace of sales.
