Middlesex County currently leans toward sellers, with a market gauge of 35 but signs of better balance emerging. Months of supply has climbed to 4.5, noticeably higher than New Jersey’s 3.3 months. Yet prices are still firm, with a typical home value around $530,000 and an average sale-to-list ratio just above 101 percent.

Inventory and activity have both expanded this spring, giving buyers more to choose from. Active listings are up more than 16 percent from a year ago, and new listings have risen over 10 percent, helping replenish options across the county. Pending sales show strong demand, jumping nearly 21 percent year over year, while homes sold are roughly flat compared with last April. Sellers are achieving strong results, with nearly 47 percent of homes closing above list price despite that share trending lower than last year.

Conditions are moving more slowly than a year ago, with the median days on market stretching to 68 days and more than quintupling year over year, a big shift from last spring’s pace. At the same time, Middlesex County’s typical sale price is slightly below the state median, which may attract value-focused buyers compared with other parts of New Jersey. With rising supply but still-strong demand, pricing and negotiation strategy matter more than ever.
