Inventory in Columbia County has been building, with active listings up about 8 percent from last year to 452. Months of supply has climbed to 6.1, almost double last year’s level, which lines up with its current designation as a buyer’s market. At the same time, contract activity has cooled, as pending sales are down more than 18 percent year over year and new listings are slightly lower than a year ago.
Prices are adjusting to this slower pace. The typical home value is a little under $620,000, down about 5 percent compared with last year despite a strong month-over-month jump. Sellers are also seeing fewer bidding wars, with only about 12 percent of homes selling above list price in August and the average sale-to-list ratio just under 97 percent, slightly softer than last year.
Homes are taking longer to sell in Columbia County, with the median days on market up 19 percent year over year to 63 days. Compared with the broader New York state market, Columbia County has more than a month and a half of inventory versus 3.6 months statewide, underscoring its more buyer-friendly conditions.
