Year-over-year, Deferiet’s rolling three-month data shows home values and asking prices moving higher. The typical home value is up more than 20 percent from a year ago, and the median list price has climbed over 10 percent. At the same time, the number of homes sold over the period has dropped by roughly one-third, signaling slower closed activity despite rising prices.
Looking at the latest rolling three-month snapshot through June 2026, inventory and seller activity have expanded. Active listings are up slightly from last year, while new listings have surged by more than 150 percent, giving buyers more options than before. Months of supply has jumped to almost eight months compared with a much lower level a year prior, indicating that homes are taking longer to work through the market. Even so, the average sale-to-list price ratio is just above 102 percent, showing that the few homes that do sell are still closing slightly above asking on average.
Conditions for individual sellers appear more mixed, with a median of 70 days on market and no recent sales closing above list price. Pending sales have fallen by about half from last year, suggesting some hesitation or selectivity among buyers.
