Year-over-year, New York County’s typical home value in April 2026 inched up while activity cooled, with homes sold down notably from a year earlier. Compared with the broader New York State market, which has a lower median sale price and roughly half the months of supply, the county looks more expensive and more buyer-leaning.

In the latest monthly snapshot, typical home values and list prices both climbed from March, even as the number of homes sold dropped sharply. At the same time, active listings jumped by double digits month over month and new listings also increased, adding more options for buyers.

Signs of slower pacing are visible, with median days on market stretching to 114 days and months of supply rising strongly to 9.4. Even so, the average sale-to-list ratio is holding just under full asking, and roughly one in ten homes is still selling above list, underscoring selective pockets of strong demand.
