Year-over-year, Washington County’s typical home value has climbed sharply, rising about 19 percent by August 2026. Homes sold also increased more than 30 percent from a year earlier, signaling stronger demand. At the same time, months of supply has dropped steeply compared with last year, reinforcing current seller leverage.
Looking at August specifically, the typical home value was about $269,000 while the median list price hovered slightly lower, near $259,000. Homes are taking longer to sell than in July, with the median days on market moving up to roughly one month even as the share of properties selling above list price jumped to more than one in three.
Inventory in August counted 233 active listings, only a little higher than in recent months and down slightly from last year, while new listings were modestly above their year-ago level. Washington County’s 2.9 months of supply is tighter than New York State overall, which sits closer to three and a half months, suggesting comparatively stronger conditions for local sellers. Yet the sale-to-list price ratio, just under 99 percent, and the increase in homes sold indicate buyers still have meaningful opportunities, especially on well-priced properties.
