Year-over-year trends in Anson County point to a cooling price environment alongside expanding inventory. Typical home values are down roughly 9 percent from last June, and the median list price has fallen by a larger margin of about 14 percent, while statewide North Carolina prices have inched up about 1 percent.

In the latest June 2026 snapshot, buyers are seeing more options, with active listings up about 8 percent from a year ago and months of supply surging to around 9.4 months, well above the state’s 4.4 months. Homes are also taking much longer to sell, with the median days on market climbing sharply to 114 days compared with last year.

Seller activity has picked up despite the softer pricing backdrop, with new listings jumping more than 75 percent year over year and pending sales increasing by over 57 percent. No homes closed above list price this month and the average sale-to-list ratio dipped to about 95 percent, signaling that buyers have more room to negotiate.
