Year-over-year, Anson County’s July numbers show softer pricing and more options for shoppers. The median list price is down sharply from last year, while active listings have climbed, contributing to a buyer’s market reading of 6.3 months of supply, notably above the 4.3 months seen across North Carolina.

The median sale price dropped double digits month over month and months of supply tightened from 8.6 to 6.3, while homes sold jumped by about 45 percent, signaling that more listings are actually turning into closed sales.

At the same time, only a small share of properties sold above list and the average sale-to-list ratio sits just under 97 percent, indicating buyers still have some negotiating power even as sales pick up.
