April’s finalized data reported the typical value of a home in the neighborhood to be $447,500—down 22.17% over the previous 12 months. For comparison, city-level data pegged home values at $422,000 in Charlotte for the most recent reporting period. That number is expected to float around $416,960 in May.

Third Ward had 19 active listings in April, including 20 new listings. Overall, active listings were up 35.71% from the previous month.

The median listing price for homes in Third Ward grew 2.58% from March to April, bringing the current median listing price to $497,500. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 56 days, compared to 63 days in April 2024.
