Year-over-year, Third Ward’s rolling three-month median sale price has fallen sharply, down nearly a third to about $395,000, even as the broader Charlotte city median has inched up a bit. At the same time, activity has intensified locally, with homes sold more than doubling compared with a year ago and active listings up strongly.

In the latest rolling three-month period ending in May 2026, buyers are seeing more options, with around 60 active listings and months of supply near five, signaling a neutral balance between supply and demand. Homes are taking much longer to sell than a year ago, with the median days on market now stretching to about four months.

While new listings have risen compared with last year, pending sales are only modestly higher, and no recent sales closed above list price, keeping the average sale-to-list ratio just under 97 percent.
