Year-over-year, Greenville’s rolling three-month data shows home values have softened slightly while asking prices have inched up. The typical home value is down a bit from last year, but the median list price has risen a few percent, suggesting sellers are still testing higher price points even as values dip.

Inventory has tightened sharply over the past year even as activity picked up. Active listings are down well over half compared with a year ago, yet homes sold and pending sales have both climbed by more than 25 percent, and new listings are up strongly from last year, all pointing to more movement in a leaner market.

In the latest rolling three-month period ending in May 2026, Greenville recorded 11 homes sold and 11 new listings, with only about two to three months of supply, fitting its label as a seller’s market.
