Inventory in Uptown has expanded in this rolling three-month period, with active listings up more than 15 percent year over year to 230. Months of supply has surged to 7.3, dramatically higher than a year ago and roughly double the broader Charlotte market’s 3.8 months, signaling much looser conditions locally.
Contract activity is moving in a different direction, as pending sales are down sharply from last year, while closed sales are roughly flat with a slight year-over-year decline. Homes are taking far longer to sell, with the median days on market around 94, a huge increase from mid-2024, and only about 7 percent of properties going under contract within two weeks.
Pricing is adjusting to this softer demand, with the typical home value down more than 13 percent from a year ago and the share of homes selling above list dropping to just over 3 percent. Sellers are also seeing less pricing power, as the average sale-to-list ratio has edged lower, even while the median list price trends below last year’s level.
