Active listings have also increased sharply year over year, yet months of supply has dropped from higher levels last year to about 3.7 months, indicating tighter conditions than the raw listing count might suggest.

Pricing is adjusting downward even as more homes change hands, with the typical home value down nearly a quarter from a year earlier and the median list price also lower year over year. Even so, sale-to-list dynamics show some firmness, as roughly 23% of recent sales closed above the asking price and the average sale-to-list ratio is just under 98%.

Pace of sales has shifted meaningfully, with the median days on market in the current rolling period at about six weeks, roughly half the time it took only a few months ago and far different from the longer marketing times seen a year back. Compared with the wider Charlotte market, Westchester’s prices sit well below the city’s median sale price, which may help draw value-focused buyers.
