Inventory in Cherokee County has expanded, with active listings up strongly from a year ago and sitting at 381 in April. New listings also climbed compared with last year, and pending sales jumped even more, indicating more homes are going under contract despite higher supply. Homes sold, however, declined year over year, so closed sales are not keeping pace with the increase in inventory.

Pricing is adjusting to these conditions. The typical home value in April was about $339,000, only slightly higher than a year ago, and the median list price is actually down a bit year over year. Sellers are also seeing a lower average sale-to-list ratio around 95 percent, and only a small share of properties are closing above list price. With months of supply up sharply to 8.4, Cherokee County is operating with much more inventory than the North Carolina average of 4.4 months.

Time on market offers another sign of change. The median days on market has shortened compared with recent winter months, but listings are still taking more than two months to go under contract on average. Conditions overall line up with a neutral market reading, where neither side has a clear advantage.
