The typical home value is slightly above year-ago levels, but it declined from the prior month, while the median list price is up solidly year over year, showing sellers are still testing higher asking prices. Only about 12% of homes are selling above list, and the average sale-to-list ratio of roughly 96% shows that some negotiation room remains.
