Northeast Durham’s rolling three-month snapshot through May 2026 shows list prices moving up faster than sale prices. The median list price climbed sharply month over month, while the typical home value edged up only slightly and remains down more than 7% compared with a year ago.

Inventory and activity have both shifted notably in recent months. Active listings dipped from earlier in the spring but are still up more than 50% year over year, giving buyers more options than last year. Homes sold in this period increased more than 50% from a year ago as well. New listings, however, fell sharply from the prior three-month window.

Days on market highlight how much conditions have changed. Homes now take a median of 41 days to sell in this rolling view, far slower than the very fast market seen last summer, yet the months of supply remains lean at 2.7 and the area is still classified as a seller’s market. Only about 10% of homes are selling above list price, a big shift from the much higher shares seen in 2023 and 2024. Compared with the broader Durham market, Northeast Durham has lower typical home values and slightly tighter supply.
