Year over year, Seventy-First’s rolling three-month data shows home values holding fairly steady while activity has shifted. The typical home value is up slightly compared with a year ago, even as the median list price has edged down. Active listings have increased more than 16 percent from last year, giving buyers more options than they had before.

In the latest rolling three-month period ending in May 2026, there were 146 homes sold, up more than 13 percent from a year earlier, and 181 new listings, a modest annual gain. Months of supply stands at 2.6, higher than a year ago and above the city of Fayetteville’s 3.4 months, reinforcing Seventy-First’s position as a seller’s market while still offering more breathing room than during the tightest periods of recent years.

Homes are now taking longer to sell, with the median days on market up sharply compared with last year, yet roughly one in three properties still goes off the market within two weeks. Roughly 20 percent of recent sales closed above list price, and the average sale-to-list ratio of about 98 percent shows sellers are generally achieving prices close to asking.
