Franklin County is seeing softer prices than a year ago, with the typical home value down about 7 percent. Median list prices are also lower year over year, falling nearly 11 percent. Even with those price declines, homes sold jumped almost 24 percent compared with last June.

Current June numbers show a typical home value around $369,000 and a median list price near $380,000. Inventory has grown, with active listings up about 9 percent year over year to roughly 660 homes, yet months of supply has dropped sharply to just over three months, keeping conditions tilted toward sellers. Homes are taking longer to sell than last year, with the median days on market now close to seven weeks, while only about 11 percent of sales close above list and the average sale-to-list ratio sits just under 99 percent.

Compared with North Carolina as a whole, Franklin County has slightly lower typical values but tighter supply than the state’s roughly four and a half months of inventory. Sales momentum is also strong locally, with pending sales up more than 29 percent from last year and closed sales rising faster than the statewide trend.
