Active listings have inched up compared with last year, and homes sold have increased at a faster pace. Months of supply has eased modestly over the year, keeping conditions tilted toward sellers.

Time on market illustrates how the pace has changed through the year, with the median days on market lengthening to 44 days in May after being as low as 34 days last June. Only about 15 percent of homes sold above their list price in May, and the average sale-to-list ratio of roughly 98 percent suggests modest room for negotiation. With months of supply matching the North Carolina statewide figure of 4.3, Franklin County sits in a seller-leaning but not overheated environment.
