Median days on market, however, are up 39.06 percent year over year, signaling that homes are generally taking longer to sell than they did a year ago. Pending sales have also eased back, down 11.02 percent compared with the same time last year.
Recent data from February 2026 shows a typical home value of about $400,000, which is higher than the North Carolina state figure of $378,000. Homes spent a median of 89 days on the market in February, but that was a notable 16.04 percent drop from the prior month, suggesting activity has picked up even as conditions favor sellers.
Inventory in Franklin County reached 412 homes in February, up 6.74 percent month over month and 7.01 percent year over year, with 151 new listings coming to market. Looking ahead to March 2026, typical values are projected to edge up to $412,500, with the projected median list price near $398,985 and inventory around 425 homes, while the Seller’s Market gauge stands at 36.
