The typical home value in Nashville is projected to be $252,750 for the month of January. December’s finalized data reported the typical value of a home in the city to be $230,000—down 8.0% over the previous 12 months. For comparison, county-level data pegged home values at $295,440 in Nash County for the most recent reporting period. That number is expected to float around $303,660 in January.

Nashville had 4 new listings and 4 listings that went under contract in December, decreasing the area’s total available inventory to 19—down 5.0% from the previous month. Inventory is projected to have further decreased in January.

Of those 19 active listings, 15.79% reduced their price in the month of December. The median listing price for homes in Nashville grew 10.55% from November to December, bringing the current median listing price to $318,950. Based on projected data for January, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 34 days, compared to -19 days in December 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this January.
