Home values in Southwest Raleigh have been climbing in this rolling three-month view, with the typical home value up about 9% from a year ago to roughly $397,000, even as prices in Raleigh overall have edged slightly lower year over year. At the same time, the median list price has dipped a bit compared with last year, suggesting sellers may be pricing more strategically to attract buyers in today’s conditions.

Listing and contract activity has accelerated compared with a year ago. Active listings are up more than 20% year over year, and homes sold have jumped about 29%, showing more options and more completed deals. Pending sales have also risen nearly 27% from a year earlier, reinforcing that buyer interest is translating into contracts.

Conditions still lean toward sellers, but the landscape looks different than a couple of years back. Months of supply has fallen to about three months, down sharply from last year, yet homes now spend a median of 34 days on the market and a smaller share sell above list price than before. The average sale-to-list ratio is just under 100%, so most properties close very close to asking rather than with big bidding wars.
