Renaissance Park is seeing some notable month-over-month movement in this rolling three-month view, with the typical home value up more than 14 percent while the median list price has edged up only slightly. Homes sold nearly doubled compared with the prior three-month period, and pending sales also increased, pointing to stronger recent demand. At the same time, active listings dipped, and months of supply fell sharply from earlier in the year to just over two months, reinforcing that inventory has tightened quickly.

Months of supply has more than doubled versus last year, yet it still sits well below the broader Raleigh market, which is at three and a half months.

The share of homes selling above list has dropped to under 5 percent from much higher levels in prior years, and the average sale-to-list ratio is now just under 99 percent, suggesting buyers have slightly more negotiating room even in a seller-leaning environment. Homes are taking a median of 22 days to go under contract, faster than many previous periods but not as brisk as some past peaks.
