Year over year, Wake County home values and asking prices have both edged down, with the typical home value and median list price each falling compared with last August. Sales activity has softened slightly as homes sold and pending sales are both lower than a year ago. At the same time, inventory has ticked up and months of supply has risen more than 25 percent, signaling a shift away from last year’s tighter conditions.
In the latest August snapshot, the typical home value is about $458,000 and the median list price is roughly $448,000, both down around 6 percent from July. Homes are taking longer to sell, with the median days on market climbing to 47, a sharp month-over-month increase. Supply stands at 3.6 months, up from 3.4 months in July, while new listings dropped nearly 13 percent over the month. Fewer homes are attracting bidding wars, as only about 14 percent sold above list price and the average sale-to-list ratio sits just under 99 percent.
Compared with North Carolina overall, Wake County remains more expensive, with a higher typical home value than the state median and slightly leaner supply than the state’s 4.6 months.
