Year over year, Wake County’s home values have dipped slightly even as the broader North Carolina market inched up. Active listings, homes sold, and new listings are all higher than a year ago, pointing to more choices and movement in the market. At the same time, months of supply has edged up compared with last year, suggesting conditions are easing a bit from the tightest periods.

In April 2026, the typical home value in Wake County was about $481,000, with a median list price just over $503,000. Homes sold more quickly than in March, with median days on market dropping from 44 to 33, while the share of properties selling above list price climbed to just over 21 percent.

Inventory expanded to 6,581 active listings in April, up nearly 9 percent from the prior month and more than 10 percent from a year earlier. Sales activity also picked up, with 1,602 homes sold and 2,449 new listings coming onto the market, even as pending sales slipped slightly from March. With 2.9 months of supply, Wake County is still classified as a seller’s market, and the average sale-to-list ratio near 99 percent shows that pricing remains close to asking.
