Wake County home values have softened slightly over the past year, with the typical home value down a bit even as the state overall edged up. Median list prices have also dipped year over year, suggesting sellers are adjusting expectations. At the same time, homes sold climbed more than 16% compared with last June, showing buyer activity has picked up.

In June 2026, the typical home value in Wake County stood around $494,000 while the median list price was just under $482,000. Homes are taking longer to sell than a year ago, with median days on market up sharply to 31 days, yet months of supply has fallen to 2.6, reinforcing its status as a seller’s market compared with North Carolina’s 4.4 months of inventory.

Activity has been brisk, with 1,940 homes sold in June and 2,028 new listings coming on the market, though new listings are running slightly below last year. Only about 19% of homes sold above list price and the average sale-to-list ratio sits just under 99%, indicating buyers have a bit more room to negotiate than during peak frenzy periods. Inventory has inched up a touch year over year, and roughly one-third of listings go under contract within two weeks, so timing and pricing strategy still matter.
