The typical home value in Wake County is projected to be $485,000 for the month of April. March’s finalized data reported the typical value of a home in the county to be $475,000—down 5.0% over the previous 12 months. For comparison, state-level data pegged home values at $379,600 in North Carolina for the most recent reporting period. That number is expected to float around $385,900 in April.

Wake County had 1,941 new listings and 1,676 listings that went under contract in March, increasing the area’s total available inventory to 3,279—up 5.23% from the previous month. Inventory is projected to have further increased in April.

Of those 3,279 active listings, 39.01% reduced their price in the month of March. The median listing price for homes in Wake County grew 3.08% from February to March, bringing the current median listing price to $507,160. Based on projected data for April, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In March 2025, the median time for a listed property to go pending was 34 days, compared to 49 days in March 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this April.
