Year over year, Stonehenge’s typical home value is essentially flat in this rolling three-month view, edging up less than 1 percent while Raleigh as a whole dipped slightly. Listing prices, however, are up more noticeably, with the median list price rising more than 8 percent from a year ago. Compared with the wider Raleigh market, Stonehenge’s prices remain significantly higher, highlighting its premium positioning.

Looking at activity, the number of homes sold in the latest three-month period is down more than 30 percent from last year, while new listings are up modestly. At the same time, inventory has grown, with active listings up about 5 percent year over year and months of supply climbing to 3.2 months, close to Raleigh’s 3.5 months. Despite this, the market gauge still classifies Stonehenge as a seller’s market, showing sellers retain some leverage even as conditions cool.

Buyers face a mixed picture: the median days on market has stretched to 41 days, far higher than a year ago, and the share of homes selling above list has dropped to about 27 percent, suggesting more negotiating room. Yet an average sale-to-list ratio just above 100 percent indicates well-priced homes still command full price or slightly more.
