Inventory in Traill County has thinned slightly even as it stays higher than a year ago. Active listings are down about 8 percent from June to 37, but still sit roughly 16 percent above last July. New listings fell sharply month over month, dropping about 43 percent, while pending sales also declined at a similar pace.
Homes are cycling through the market much faster than they were earlier in the year, with the median time to sell falling to 19 days, down dramatically from 87 days in June. However, only 6 homes sold in July, a drop of more than 60 percent compared with last year, and pending sales are down nearly a third year over year.
Pricing is adjusting to this slower sales pace and higher supply. The typical sale price is about $189,000, down a bit more than 20 percent from last July and well below the state’s median of about $324,000, even as the median list price in Traill County is up over 26 percent year over year. Months of supply has climbed to 5.8 compared with North Dakota’s 3.3, aligning with the county’s strong buyer’s market reading, and only about 17 percent of homes are closing above list.
