Year over year, Hopwood’s rolling three-month data points to softer prices but stronger sales activity. The typical home value is down sharply, falling more than 40% from last year, while the median list price is also lower. Even with that price reset, homes sold have climbed by roughly two-thirds compared to a year ago.

Looking at the latest rolling three months through May 2026, inventory and demand appear relatively balanced but tilted toward sellers. Active listings are up more than 30% from last year, yet months of supply has dropped and now sits at just 2.4 months, signaling limited available options for buyers.

Buyer interest is still evident, with pending sales increasing more than 60% year over year and homes typically going under contract in about 42 days. At the same time, sellers are seeing homes close at an average of about 97% of list price, and more than 60% of properties come off the market within two weeks.
