Inventory in Mars is very tight in this rolling three-month view, with only 4 active listings and just 0.6 months of supply. New listings are down sharply year over year, falling more than a third, while pending sales have also dropped by a similar share. Even with fewer homes hitting the market, recent contract activity shows 5 homes sold in the period, only modestly below last year.

Pricing is reacting to this low inventory with notable strength on the listing side. The median list price has climbed more than 20% compared with a year ago, even though the typical home value is slightly lower than it was last year. Sellers are still achieving close to asking, with the average sale-to-list ratio just under 100%, and about one in five homes selling above list price in the latest data.

Homes are moving through the market much faster than a year ago, with median days on market dropping steeply to about a month. Compared with earlier periods where properties often sat two to three months, buyers now have less time to decide and fewer options to compare.
