Year over year, Bamberg County home values have surged, with the typical home value up about 142 percent and the median list price more than doubling. Compared with South Carolina overall, prices still sit below the statewide median sale price of roughly $352,000, even as local values have been rising far more rapidly.

In the latest monthly snapshot for May 2026, the median list price climbed sharply from April, while the typical home value also ticked higher. Inventory has grown compared with last year, with active listings up about 36 percent, and months of supply has expanded more than fourfold to 7.3 months, reinforcing the county’s position as a buyer’s market.

Housing activity has cooled, with homes sold down nearly 40 percent from a year ago and new listings dropping almost 59 percent, even as pending sales improved modestly from the prior month.
