Southern Shops home prices have risen sharply in the latest rolling three-month view. The typical home value is up more than 30 percent from a year ago, while the median list price has climbed nearly 60 percent. Sales activity has also expanded, with homes sold increasing more than fivefold year over year.
Inventory looks very different from last year, even as it remains relatively tight. Active listings are up more than 200 percent year over year, yet months of supply is still under three months, reinforcing the current seller’s market label. At the same time, the average sale-to-list ratio is just under 100 percent and no recent sales closed above asking, hinting that buyers have gained a bit of leverage compared with prior periods.
Conditions on the ground show homes taking longer to sell than a year ago, with median days on market now about two months compared with roughly one month last September. New listings have more than doubled year over year, but they have eased from early-summer levels, which could limit options for some buyers. With pending sales up strongly from last year and supply still relatively lean, both pricing and pace can vary from one property to the next.
