Year over year, Cannon County’s home values are moving higher, with the typical home value up sharply compared with last June and now sitting just above the statewide median. At the same time, the share of homes selling above list has edged down slightly, and the average sale-to-list ratio has slipped, signaling buyers may have somewhat more room to negotiate than a year ago.

In the latest June report, the median sale price rose strongly from May, while the median list price changed only modestly. Inventory tightened, with active listings down from a year ago and months of supply dropping well below the Tennessee average of 5.2 months to just 2.7 months locally.

Market activity has shifted as well, with homes sold increasing notably from last year even as new listings and pending sales have fallen. Homes are taking longer to sell compared with a year ago, but June’s median of 43 days on market is slightly faster than just a few months prior, suggesting some renewed buyer engagement.
