Typical days on market have shortened from winter highs over 150 days to about 45 days in May, and roughly one in seven sales is closing above list price, with an average sale-to-list ratio just over 95 percent. These dynamics together suggest buyers have improving leverage while motivated sellers can still succeed with the right pricing and strategy.
